Which of these platforms competes with Connect?
None of them, and that is the point of this page. The nine platforms below sell four different layers of the multifamily stack: resident systems, operating and leasing platforms, BI dashboards, and market or portfolio analytics. Connect sits below all four. It lands your operational data in a warehouse you own and has no dashboard, no resident app, and no market data of its own.
So the evaluation question is rarely "this or Connect". It is which layer you are buying, whether you also want that data outside the product, and whether the reporting you build should belong to a vendor or to you. When is a purpose-built platform the right call?
When you are buying a finished product for a specific team, or data Connect does not carry. These vendors built real products for the layers they cover, and if any of the following describes you, one of them is the answer, with or without Connect underneath.
- You need a finished product your teams log into tomorrow, such as a resident app or a dashboard with the KPIs already built. Connect ships neither.
- You want third-party market data (comps, demographics, benchmarks) as the product. Connect carries a few market-data sources, HelloData among them, but they are a sliver of an operational catalog, not its focus; Cherre and the market-data vendors are where that layer lives.
- You are an owner or investor who wants portfolio analytics and LP reporting without standing up a data team. symmetRE, Leni, and CREx sell exactly that.
- You have one PMS, a small team, and no warehouse yet, and a purpose-built dashboard on top of that PMS answers the questions you have this year.
When does Connect belong underneath?

FAQ
Do I need Connect if I buy a purpose-built multifamily BI or analytics platform?
Not for that platform to work; most of them connect to your PMS themselves. You need Connect when you want the same operating data outside the product, in a warehouse you own, where finance, data science, and every other tool can reach it. The two usually coexist: the platform is the finished view, Connect is the data underneath it.
Is Connect a competitor to Cherre?
No. Cherre is the market-data and portfolio-analytics layer for institutional real estate, owned by RealPage since July 2026; Connect is the independent operational data layer for multifamily, one tier below. Connect can feed your warehouse alongside Cherre, with first-party operating data from your PMS stack on one side and Cherre's market overlays on the other. Which of these platforms replace each other, and which stack?
Platforms on the same layer compete with each other: Canopy Analytics and BubbleGum BI are both dashboards on PMS data, and Cherre, symmetRE, and CREx all sell asset or portfolio analytics to owners. Platforms on different layers stack. Connect sits below all four layers and competes with none of the nine; it competes with building the pipelines yourself or with a horizontal ELT tool that lacks the property connectors.
Does Connect normalize the data these platforms use?
It lands raw data across the whole catalog, in each system's own shape, and exposes a normalized layer only for the property management systems the Unified API supports. Everything else in the catalog is raw. If the platform you are evaluating promises one consistent model across every source, that is its modelling work, done inside its product; in your warehouse, that modelling is yours.
